Landlord Gas Safety Certificate
Get the legal certification you need with Z2 Engineering
A landlord gas safety certificate (also known as a CP12 certificate) is a document that details the safety of gas appliances and gas supply within a rental property. It is a legal requirement and must be updated annually to comply to landlord’s gas safety regulations.
Are you a landlord? Need a hand with gas checks in your rented property? Our team of experienced engineers can provide you with all the legal certification you need for any type of gas appliance. We help you to provide a safe and secure environment for your tenants and ensure that your gas appliances are checked up to the highest of safety standards.
How it works
Once you’ve booked your inspection with us, one of our expert engineers will access your property at your tenant’s convenience and carry out any appliance checks on all gas appliances belonging to the landlord, including boilers, water heaters and gas fires.
As it is a legal requirement to perform appliance checks regularly, we can arrange an annual visit to complete the checks. If you prefer, we can contact your tenant directly to save you the hassle.
The certificate will provide a written record of any unsafe or defective gas appliances with suggestions of any remedial work that should be carried out. If an appliance is found to cause an immediate danger, you may need to cut off your gas supply until the issue can be fixed.

FAQs
How long does a landlord gas safety certificate remain valid?
A landlord gas safety certificate remains valid for one year from the date of issue. This means that landlords are required to undergo annual gas safety checks to renew their gas safety certificates annually to make sure they are compliant with regulations and are helping to keep their tenants safe.
What happens if the property fails the gas safety check?
If a property fails its gas safety check, the landlord must take immediate action to fix any of the issues detailed in the safety check. They will need to hire an experienced gas-safe registered engineer to carry out repairs and then re-book a re-inspection to verify that the property now meets safety standards. A new landlord gas safety certificate can then be issued.
